Terms of Use & Disclaimer
Effective date: August 1, 2026
This website is operated by Maples & Richey, PLLC, a Mississippi professional limited liability company (the "firm"). These terms govern your use of the site. Please read them before using the site, and see our Privacy Policy for how we handle information you send us.
This site is information, not legal advice
Everything on this site — pages, articles, resources, calculators, and downloads — is general information about Mississippi real estate law and the firm's services. It is not legal advice, and it is not a substitute for advice from a lawyer who knows the facts of your situation. The law changes, and general information may not fit your circumstances. Do not act, or decide not to act, based on something you read here without talking to a lawyer first.
Using this site does not make you a client
No attorney-client relationship is created by reading this site, emailing us, calling us, or submitting a form. Submitting a form is a request for our services, not our acceptance of your matter. An attorney-client relationship with this firm begins only when we have confirmed the engagement — typically after a conflicts check and a clear agreement about the work.
Until then, information you send us is not confidential and not privileged. Please do not send sensitive details, documents, or deadlines through this site before we have confirmed that we represent you. Sending unsolicited information does not obligate the firm to act on it, and it does not prevent the firm from representing another party.
Email to the firm
Email sent to the firm before we have confirmed an engagement is not confidential or privileged. Incoming mail is also filtered automatically for spam and malicious content, which means a legitimate message can occasionally be blocked or delayed without anyone at the firm seeing it. If something is time-sensitive, call us rather than relying on email alone.
Where we practice
The firm's attorneys are licensed to practice law in Mississippi only. This site describes services available in Mississippi. It is not intended as a solicitation for clients in, and we do not seek to represent anyone based on this site in, any jurisdiction where doing so would violate that jurisdiction's rules governing lawyers. If your matter involves property outside Mississippi, we can often refer you to counsel in that state.
Fraudulent emails, calls, and wire instructions
Real estate closings attract fraud. Criminals monitor email traffic among buyers, sellers, agents, lenders, and closing attorneys, then send convincing messages that appear to come from one of them.
We will never send you changed or updated wire instructions by email or text message. Before you send funds in connection with any transaction, call our office at 601-707-4114 — using the number published on this website, not a number taken from an email, text, or attachment — and confirm the instructions by voice with someone you know at the firm.
A few other things worth knowing:
- We do not conduct firm business from web-based email accounts such as Gmail, Yahoo, or Outlook.com. A message from an address that does not end in @maplesrichey.com did not come from us.
- We do not ask for your bank account numbers, routing numbers, or online banking credentials by email or text.
- If a message about your closing is unusually urgent, or pressures you to act before you can verify it, stop and call us.
If you receive a suspicious message that references this firm, do not click links or open attachments, do not reply with personal or financial information, and do not send money. Report it to the FBI's Internet Crime Complaint Center at ic3.gov. If funds have already been sent, call your bank immediately — recovery depends almost entirely on how fast the transfer is flagged.
The firm cannot control or prevent the misuse of its name by third parties. We are not responsible for the conduct of anyone who falsely claims to act for the firm, and we accept no liability for losses resulting from communications we did not send.
The closing cost calculator is an estimate only
The calculator on this site provides a preliminary, non-binding estimate of typical closing costs and title insurance premiums for a Mississippi real estate transaction. It is general information only. It is not a rate quote, a commitment to insure, or an offer of legal services, and using it does not create an attorney-client relationship. It is also not a Loan Estimate or a Closing Disclosure, and it is not prepared under, and does not satisfy, any federal mortgage disclosure requirement.
This calculator does not quote the firm's legal fees. For a fee quote, contact us.
How the title insurance figures are produced. Mississippi does not regulate or promulgate title insurance rates. Each title insurance underwriter sets its own premium schedule, and premiums differ from company to company. The premiums shown here are based on the current published rates of the underwriters this firm works with. Another provider may charge more or less. You may choose your own title insurance company, closing attorney, and settlement service providers — that choice is yours, not your lender's or your real estate agent's.
What the estimate does not include. The title search fee shown is an estimate that varies by county and by the property's history. Curative work, lender-required endorsements, prepaid items, lender fees, taxes, insurance, escrow reserves, prorations, recording fees, commissions, and loan payoffs are not included. Your actual figures will appear on your official Closing Disclosure or settlement statement and may differ. For exact figures, contact us.
Testimonials and results
Client testimonials and transaction descriptions on this site reflect individual experiences with the firm. Prior results do not guarantee a similar outcome. Every transaction is different, and past work does not assure a similar result. Testimonials are published with the client's permission. The firm does not pay for, or give anything of value in exchange for, testimonials or reviews.
Attorney advertising
This website may be considered advertising material under the Mississippi Rules of Professional Conduct. The attorneys responsible for its content are Brock Maples and Gardner Richey, Maples & Richey, PLLC, 801 Baptist Drive, Suite 203, Madison, MS 39110.
FREE BACKGROUND INFORMATION AVAILABLE UPON REQUEST.
A description of our practice areas does not mean that any court or agency has certified any attorney as a specialist in those areas. Any certification or designation identified on this site was granted by the organization named with it, and there is no procedure in Mississippi for approving certifying or designating organizations and authorities.
Copyright and permitted use
The content of this site — text, articles, graphics, logos, and design — belongs to Maples & Richey, PLLC or its licensors and is protected by copyright and trademark law. You may view, print, and share reasonable portions of this site for personal, non-commercial purposes, provided you do not alter the content, you attribute it to the firm, and you preserve the disclaimers that appear with it.
You may not republish, sell, or systematically copy site content without our written permission. You also may not use automated means — including crawlers, scrapers, or bots — to extract, index, or compile site content, or use any site content for text or data mining or to train, fine-tune, or evaluate machine learning or artificial intelligence systems, without our written permission. "Maples Richey" and the firm's logos may not be used without permission.
Links to other sites
This site links to third-party resources, such as county land records, tax assessor, and GIS websites. Those sites are not ours. We do not control them, we do not endorse them, and we are not responsible for their content, accuracy, or availability. Records you find there may be incomplete or out of date — that is one reason professional title examination exists. Other websites may also link to this one; a link to this site does not mean we endorse that site or are affiliated with it.
Accessibility
We want this site to be usable by everyone, and we work toward conformance with recognized accessibility standards. If you have difficulty accessing any part of this site, or need information from it in another format, call us at 601-707-4114 or write to us at the address below. We will work with you to provide the information you need.
No warranties; limitation of liability
We work to keep this site accurate and current, but we provide it "as is" and "as available," without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
To the fullest extent permitted by law, Maples & Richey, PLLC and its members and employees are not liable for any damages arising from your use of, or inability to use, this site or its content — including decisions made in reliance on general information found here, and including indirect, incidental, consequential, special, exemplary, or punitive damages, or lost profits or lost opportunities, even if we have been advised of the possibility of such damages.
This section does not apply to the firm's clients. Nothing in these terms limits or attempts to limit prospectively any duty or liability the firm owes to a client under an engagement, including liability for malpractice, which Mississippi Rule of Professional Conduct 1.8(h) prohibits a lawyer from limiting prospectively.
Some jurisdictions do not allow the exclusion of certain warranties or the limitation of certain damages. Where that is the case, the exclusions and limitations above apply only to the extent permitted, and the remainder of this section remains in force.
Your agreement to these terms
By using this site you accept these terms. Where the site asks you to affirmatively agree — for example, before using the closing cost calculator — that agreement also confirms your acceptance of these terms. If you do not accept these terms, please do not use the site.
Governing law and venue
These terms and your use of this site are governed by the laws of the State of Mississippi, without regard to conflict-of-law rules. Any dispute arising from this site must be brought exclusively in the state or federal courts serving Madison County, Mississippi, and you consent to the personal jurisdiction of those courts and waive any objection based on inconvenient forum.
General
If any provision of these terms is held unenforceable, that provision will be limited or severed to the minimum extent necessary and the remaining provisions will stay in effect. Our failure to enforce any provision is not a waiver of it. These terms, together with our Privacy Policy, are the entire agreement between you and the firm regarding your use of this site, and they replace any earlier version. You may not assign your rights under these terms. Section headings are for convenience only and do not affect interpretation.
Changes to these terms
We may update these terms from time to time. The version posted on this page, with its effective date, is the one in force. Continued use of the site after a change means you accept the updated terms.
